How the appraisal process works

Many property policies include an appraisal clause that lets either side invoke a dispute-resolution process when you and the insurer agree that a loss occurred but disagree on how much it costs.

  • Each side names a competent, independent appraiser.
  • The two appraisers try to agree on the amount of loss.
  • If they cannot agree, they choose an umpire, and an agreement by any two of the three sets the award.
  • Each side typically pays its own appraiser and shares the umpire’s cost, though the policy language controls.

Appraisal usually decides the amount of loss, not whether the loss is covered, and the exact procedure depends on your policy and state law.

Appraisal and umpire questions

When does appraisal make sense?

When the dispute is about the value or scope of repairs and not about whether the policy covers the loss. It is often faster than litigation.

Can I choose my own appraiser?

Generally yes, subject to the policy’s requirements for the appraiser to be competent and, in many policies, disinterested. Review your policy language first.

What is an umpire?

A neutral person, chosen by the two appraisers or by a court if they cannot agree, who decides the points on which the appraisers disagree.

This page is general information, not legal or insurance advice. What is covered depends on your specific policy and your state’s rules.
